Frozen pipes: how to prevent them, and what to do in the first hour after one bursts
Northwest Home Services Directory - October 2026 - 6 min read
A burst pipe can release hundreds of gallons before anyone notices. Prevention is a fall afternoon of work; the response plan is knowing two locations in your house.
Pipes freeze in predictable places: runs along exterior walls, unheated garages, crawl spaces, and the cabinets under kitchen sinks on outside walls. In a typical northwest suburbs cold snap, when overnight lows in Palatine or Wheeling sit below zero for two or three nights, those are the pipes that let go. The good news is that nearly every burst pipe was preventable in the fall.
Prevention starts with insulation. Foam pipe sleeves on runs in unheated spaces cost a few dollars each and install in minutes. For the pipe you know is vulnerable, the one that has frozen before or sits in a garage wall, electric heat cable under the insulation is the step up, and it is far cheaper than a repair. Seal the drafts too: a surprising share of frozen pipes trace back to a gap where a cable or hose line enters the house, letting single-digit air blow directly onto copper. A can of foam sealant closes those gaps in an afternoon.
During a deep freeze, behavior matters as much as hardware. Keep the thermostat at a consistent temperature day and night, no lower than the mid-50s even when you travel. Open the cabinet doors under sinks on exterior walls so warm room air reaches the pipes. When temperatures drop below zero, let the most vulnerable faucet drip slowly; moving water is much harder to freeze, and the small water cost is nothing next to a repair bill. If you will be away, ask a neighbor in Des Plaines or Rolling Meadows to walk through every couple of days, or shut the water off at the main and drain the lines before you leave.
If a pipe does burst, the first hour decides the size of the loss. Step one is the main shutoff: close it immediately. Most northwest suburbs homes have it in the basement near the front wall, in a utility room, or where the water line enters the house. If you do not know where yours is, find it this week, before you need it, and make sure every adult in the house knows too. Step two is opening faucets to drain pressure. Step three is moving what water damages first: electronics, documents, rugs, and anything stored on the basement floor.
What does a burst pipe repair typically cost? A straightforward repair of an accessible pipe typically runs $300 to $900, and the bill climbs fast when the pipe hides inside a finished wall or ceiling, because drywall and paint work follow the plumbing. Water damage is the real multiplier: flooring, cabinets, and mold remediation can turn a plumbing repair into a five-figure project, which is why insurers and plumbers both preach the shutoff drill. Take photos of the damage before you clean up, for the claim.
Once the water is off, call a plumber and describe the location and pipe material if you know it; that tells them what to load on the truck. The directory lists plumbers across the northwest suburbs with phone numbers checked against each business, so you can reach a local pro quickly instead of working down a search page during the worst hour of your winter.
