Home energy audits: what one includes and which fixes pay back first

Northwest Home Services Directory - October 2026 - 6 min read

An energy audit replaces hunches with measurements: where your house leaks air, where insulation is missing, and which upgrade returns its cost fastest.

Many northwest suburbs homeowners suspect their house leaks energy but cannot say where, and so the money goes to the visible upgrade, usually windows, while the invisible leaks keep billing them monthly. A home energy audit exists to reverse that order. It is a structured inspection, built around a few diagnostic tools, that ranks your home's energy losses by size so the fix money lands where the loss actually is.

The centerpiece is the blower door test. The auditor mounts a calibrated fan in an exterior doorway, depressurizes the house slightly, and measures how fast air leaks in, producing a leakage number that can be compared across homes. While the fan runs, leaks announce themselves: around the attic hatch, recessed lights, plumbing penetrations, the rim joist in the basement, and the fireplace damper. Paired with a thermal camera scan, which shows cold stripes where insulation is missing or thin, the test turns a vague drafty feeling into a marked-up map of specific holes, most of them cheap to seal.

The rest of the audit is inventory and safety. Insulation levels in the attic and walls are measured or estimated. The furnace, boiler, and water heater get an age and efficiency review, and a combustion safety check, because tightening a house changes how fuel-burning appliances draft, and a responsible audit never skips that step. Ductwork in attics or garages gets inspected for the leaks that dump heated air outside the living space. The deliverable is a written report ranking the findings with estimated costs and savings, not a sales presentation for one product.

What does an audit cost and who offers one? A full professional audit in the Chicago suburbs typically runs $300 to $500, and utility programs through ComEd and Nicor Gas have periodically offered subsidized assessments or free basic versions that cover part of this ground; current offerings change, so check before booking. An auditor certified through the Building Performance Institute or RESNET works to a published standard and sells advice rather than installations, which is the arrangement you want. When the auditor is also the contractor, ask how the report separates diagnosis from bid.

The payback order surprises people. In most of our audits of typical suburban homes, air sealing the attic floor and adding insulation to reach the recommended R-value is the fastest payback, often two to five heating seasons, followed by sealing and insulating the rim joist and any exposed ducts. Furnace replacement pays when the old unit is near the end of its life anyway. Replacement windows, the most expensive item on most lists, usually rank near the bottom on pure energy payback, whatever their comfort and noise benefits. That ranking is the entire point of measuring first.

Bring twelve months of gas and electric bills to the audit if you can, because they let the auditor compare your home's actual use against similar homes and size the opportunity honestly. After the work is done, a quick retest of the blower door number confirms the improvement in writing. The directory lists energy auditors and insulation contractors across the northwest suburbs; start with the audit, and let its ranked list, not a sales calendar, decide your next project.
